Pittsylvania County mobile homeowners can appeal their personal property assessment through Pearson’s Appraisal Service Inc. This appeal applies to mobile homes shown on a personal property tax bill.

Informal appeals will be held Wednesday, May 22, and Thursday, May 23, 8 am to 5 pm in the Art Room at the Pittsylvania County Community Center, 115 S. Main St. in Chatham.

Appointments are required and mobile homeowners are asked to call 800-767-0856. An appeal appointment typically lasts about 15 minutes.

Those attending an appeal are asked to bring photographs showing any reason why they believe their mobile home has been overvalued, and these can include interior and exterior shots.

Double wide mobile homes owned by the landowner are classified as real estate and those property owners received a reassessment notice in October 2023.

Double wide mobile homes located on another person’s land are classified as personal property and those property owners will see this amount reflected on their personal property tax bill. Single wide mobile homeowners will see their property value and tax amount reflected on their personal property tax bill, which were mailed out this month.

Mobile homes are appraised during the general reassessment conducted by the county every four years, with the most recent being 2024. Pearson’s Appraisal Service Inc. conducted the 2024 reassessment.

The real estate tax rate of 56-cents per $100 of appraised value is applied to all mobile homes regardless of whether they are classified as real estate or personal property.  The 56-cent tax rate was approved by the Pittsylvania County Board of Supervisors at a special called meeting on April 4.
